Seller’s Home-Inspection Prep Checklist

NOW IS A GOOD TIME TO ENSURE YOUR HOME IS INSPECTION READY
The Buyer will be choosing and booking their inspector this wee. Once they have interviewed and hired an Inspector I will work with you to set a time the inspector can come to the home. They will likely need to be in the home for 3-5 hours and will ask that you’re not preset during that time.
  • Replace all burnt out bulbs—inside, outside, closets, garage, and basement.
  • Test all GFCI outlets (kitchen, baths, laundry, garage, exterior) and reset or replace if needed.
  • Label the breaker panel clearly and be sure it’s clean and accessible.
  • Check smoke and carbon-monoxide detectors and add fresh batteries.
  • Please ensure there are carbon-monoxide detectors are present with in 15’ of all bedrooms/sleeping areas
  • Clear all drains (tubs, showers, sinks) so water flows freely.
  • Check under sinks, around toilets, and near the water heater for leaks.
  • Set water-heater temperature to about 120 °F.
  • Wipe away any standing “mold” or mildew (often found in bathrooms or basements).
  • Replace HVAC filters and dust vents.
  • Declutter rooms, hallways, and utility spaces for easy access.
  • Clean gutters and downspouts.
  • Trim shrubs/trees away from siding, roof, and AC unit.
  • Repair loose steps, railings, or small cracks in walkways.
  • Unlock or provide keys/codes for:
    • Garage
    • Attic
    • Crawl space
    • Electrical panel
    • Any outbuildings
  • Move stored items away from water heaters, furnaces, and crawl-space hatches.

Getting Ready for Your Photoshoot

  • Spruce up your yard; trim shrubbery, cut grass, rake leaves.
  • Open outdoor umbrellas and neatly arrange outdoor furniture.
  • Driveway and entryway are free of clutter (toys, bikes, etc...) and swept.
  • Cars should be in garage or parked on street, not in the driveway.
  • Trash cans out of view, best if hidden in garage.
  • Garden hoses neatly coiled.
  • Remove clutter and tidy up the shelves.
  • Fluff up and straighten all pillows.
  • Fold extra blankets and drape nicely or store away.
  • Space needs to be clean, open and clutter-free (no dog crates, litter boxes, tray tables, etc....)
  • Minimize decor to a few simple items.
  • Turn on all lights and lamps.
  • Replace all burned out light bulbs.
  • Open all curtains and window shades to the top.
  • Minimize personal pictures.
  • Clean off kitchen counters; remove any clutter.
  • Hide all dish soap, hand soap and sponges etc.
  • Move excess appliances off of countertops.
  • Remove magnets, memos and photos from fridge.
  • Make sure stainless steel appliances and any other shiny surfaces are clean and streak free.
  • Open all curtains and window shades to the top.
  • Close toilet lid and hide the trash can.
  • Replace burned out lightbulbs.
  • Clean mirrors, glass surfaces, and all counter tops.
  • Hang towels neatly from bar.
  • Remove ALL personal items from counter, tub, sink and shower.
  • Straighten & fluff rugs.
  • Remove hanging robes, clothes or excess towels.
  • Beds made (bedding on straight with no wrinkles)
  • Lamps ON
  • Ceiling Fans OFF
  • All personal items put away (clothes hamper, night stand items)
  • Closets as neatly organized as possible (no hangers sticking out, large robes on hooks, etc...)
  • Open all curtains and window shades to the top.

Please note:
1.) The photographer works best alone and will move through the home quickly. It is expected you are not there for the shoot. If needed, I can be present.
 
2.) The photographer only has a certain amount of time scheduled for your shoot, so the more prepared you are, the more time the photographer has to shoot and the better the outcome!
 
3.) The home needs to looks tidy, organized, and slightly sparse. Remember items in photos will appear larger. Sometimes a toaster on the counter looks to take up the whole space. When in doubt, put an item away.
 
4.) How we photograph the home is NOT how it needs to be for showings. At showing Buyer’s will understand someone is living in the home. For showings toothbrushes, handsoaps, coffee machines, etc.. can be out. For photos they can not.
